Certificate of Insurance (COI)

A Certificate of Insurance (COI) is an official document that verifies your insurance coverage is active and in good standing. It provides a summary of your policy details, including coverage types, limits, effective dates, and insurance carrier information.

Certificates are often required by landlords, mortgage lenders, contractors, property managers, and business partners before contracts or agreements are finalized.

Home Insurance Certificates

For homeowners, a Certificate of Insurance serves as proof of property coverage. Mortgage lenders and homeowner associations (HOAs) commonly require proof of insurance before closing on a home or approving certain property changes.

A Home Insurance COI confirms:

  • Property coverage limits
  • Liability protection
  • Policy effective dates
  • Mortgagee information (if applicable)

This ensures your property and financial investment are properly protected.

Auto Insurance Certificates

An Auto Insurance Certificate provides proof that your vehicle is insured according to state requirements. It may be required for:

  • Vehicle registration      
  • Financing or leasing agreements
  • Business vehicle use verification
  • Contract work requiring proof of auto liability coverage

The certificate outlines liability limits, comprehensive and collision coverage (if applicable), and policy effective dates.

Commercial Insurance Certificates

For businesses, a Commercial Certificate of Insurance is often required before signing contracts, leasing property, or starting projects. It confirms that your business carries the necessary protection, such as:

  • General Liability Insurance
  • Workers’ Compensation
  • Commercial Auto Insurance
  • Professional Liability (if applicable)
  • Umbrella or Excess Liability coverage
